Birchwood Place - East
MZE provided both Architectural and LEED® Certification service for Niagara Regional Housing, the project owner.
Birchwood Place - East is the first new development owned by Niagara Regional Housing (NRH). The project is an excellent example of urban intensification and integration of affordable housing into an established Welland community on an existing NRH underdeveloped parcel of land. The new building received LEED Silver certification from the Canada Green Building Council (CaGBC) in December 2015.
The project, located on a 2 acre site, expanded a 1982, 29 unit building, by adding a new 67 unit building, for an overall density of 48 units per acre. The new 3-storey building was scaled to the existing neighbourhood by being well set back from the adjacent houses on the east and south property lines. Located in a mature neighbourhood, the occupants are in close proximity to many existing services, including: a bus stop at the front door; shopping across the street; and, over 10 community services in total within walking distance.
